THE SUCCESS OF A PROJECT IS GROUNDED IN THE PREPARATION DURING THE INITIAL STAGES
For us to be able to provide you with the best service it is important to get to grips with what you need out of the project at the outset, along with identifying the constraints, your budget and foreseeable risks at the start. Taking this time at the start of the process will make the project much smoother and more enjoyable, allowing you to focus on the exciting parts of what you’ve been envisioning.
Our services follow the RIBA Plan of Work 2020, which outlines the planning, design and construction of a project from conception to completion. Below is a short summary of the key tasks in each stage.
At the start of your project, we will spend some time with you getting to understand what your requirements are and any constraints that might impact the success of your project.
Once we have a good idea of the considerations for your project and your requirements we will work with you to define your brief and project objectives. We will then collate as much information as possible about your property, which will likely involve an architectural survey and collation of any other available information you may already have about your property.
During this stage, we will present our conceptual vision of how to realise your brief. Reviewing the ideas will be a collaborative process with you to find out what you like (and don’t) about the concepts.
With your feedback from the concepts we will work on the proposals in more detail and in more accuracy to test spaces. If your project requires any planning consents, at the end of this stage is likely when we would submit an application for you.
Once planning permission has been received (if required), this is where we start to design the technical details required to construct your project. We will then submit a full suite of technical drawings and information for a Building Regulations application.
This is the exciting bit where you will see your project really take shape. Normally by this point the design is considered complete, however there might be some final details to decide on as things take shape.
We will always advise on having some form of contract in place with your chosen builder, which we can help you with.
There are different options available for our involvement during this stage depending on what is the best for you and the success of your project.
This stage signifies the practical completion of your project when you can start to enjoy your new space.
If you have a building contract in place with your builder, there is a period of time after completion when any unforeseen defects are monitored and rectified.
After you are settled into your new space we will come back to visit you to see how things are working for you and to check you have received everything you need to enjoy your new space going forward.
